Landlord and subletter terms
The rules for anyone listing accommodation on SafeNest.

Who may list
- Owners and property managers with evidence of their authority to rent.
- Tenants subletting, with their own rental contract and written permission to sublet where required.
- Every lister must complete identity verification before a room is published.
Verification and publication
Submitting a room does not publish it. SafeNest assigns a verifier, checks the property by live video or in person, and only the SafeNest Super Admin can publish. A room can be sent back for re-verification when its address or key details change, when ownership changes, when documents expire or after a serious report.
Fees
Landlords and property managers pay a one-time €10 verification fee per property address, charged after approval and before publication. The total price is shown before payment and there are no further mandatory charges. Student subletters and tenant subletters do not pay a fee during the pilot.
Accuracy and conduct
- Listing details, photos and availability must be truthful and current.
- Rent shown must be the real total monthly rent for the room.
- Discriminatory selection criteria are not permitted (see the listing policy).
- SafeNest may pause, unpublish or remove a listing that breaks these terms.
