Landlord and subletter terms

Who may list

• Owners and property managers with evidence of their authority to rent.
• Tenants subletting, with their own rental contract and written permission to sublet where required.
• Every lister must complete identity verification before a room is published.

Verification and publication

Submitting a room does not publish it. SafeNest assigns a verifier, checks the property by live video or in person, and only the SafeNest Super Admin can publish. A room can be sent back for re-verification when its address or key details change, when ownership changes, when documents expire or after a serious report.

Fees

Landlords and property managers pay a one-time €10 verification fee per property address, charged after approval and before publication. The total price is shown before payment and there are no further mandatory charges. Student subletters and tenant subletters do not pay a fee during the pilot.

Accuracy and conduct

• Listing details, photos and availability must be truthful and current.
• Rent shown must be the real total monthly rent for the room.
• Discriminatory selection criteria are not permitted (see the listing policy).
• SafeNest may pause, unpublish or remove a listing that breaks these terms.

Anti-discrimination

Listings must not discriminate on the basis of ethnic origin, race, religion or belief, disability, age, sex, sexual identity or any other protected characteristic under the German General Equal Treatment Act (AGG). Wording that may be discriminatory is flagged for human review; SafeNest may edit, pause or remove such listings. Where a restriction may be legally permitted, SafeNest does not draw automatic legal conclusions — a person reviews the case.

Short-term stays

Listings must state a minimum and, where relevant, maximum stay. Short-term accommodation may be regulated in Hamburg (Wohnraumschutz); where applicable, a Wohnraumschutznummer must be provided. Short-stay listings are reviewed by SafeNest before publication and cannot be booked instantly.

No payment before viewing

Listers must not request any payment — including a 'reservation deposit' — before the student or a trusted person has seen the room and a written contract exists. SafeNest never collects rent or deposits.

AI assistance

The listing assistant uses AI to help prepare listing information. You are responsible for reviewing all information before publishing. AI suggestions are not a verification — final verification decisions are made by SafeNest staff.
